EV charging answer

Can I install an EV charger if I live in a condo or apartment?

Short answer

Yes, but it is complicated. You must get approval from the HOA or landlord. Many states have 'Right to Charge' laws that prevent HOAs from unreasonably denying your request, but you will have to pay for the installation, which is often expensive in multi-family buildings.

More detail

In a condo with a shared parking garage, the electrical panel for your unit may be on the 4th floor, while your parking spot is in the basement. Running a wire that far is often cost-prohibitive. Alternatively, the electrician might tap into the building's common house panel, which requires installing a sub-meter to track your usage so you can reimburse the HOA.

Commercial EVITP electricians handle these installations. They perform load studies on the building's main switchgear to ensure capacity.

If you rent an apartment, landlords are increasingly open to installing chargers to attract high-value tenants, especially if you offer to cover the cost or use a rebate. But the landlord holds the final say.
